Having successfully been chosen as the estate agent to sell for a couple who had not moved from their very large property for 40 years, during our photoshoot at their stunning home they shared their thoughts on the various valuations they had received. One of the biggest sources of confusion and frustration for them initially stemmed from a national agent who heavily promoted the benefits of their London office—despite the fact that the property was being sold right here in York. They felt there were some common misconceptions amongst homeowners of their generation, but thankfully as was soon demonstrated by their sale, expert local knowledge of the area and market conditions, combined with tailored marketing are far more crucial to the sale of any property.

Q: Don’t larger, national agents have access to more buyers?
A: Years ago, people would visit estate agents’ offices to look in their window displays, but today, nearly all buyers search online using websites like Rightmove. This means that no matter where an agent’s office is, the important thing is how well they present and market your home online. A good local agent will ensure your property stands out with high-quality photographs and a strong listing strategy. A great local agent will have thoroughly understood their buyers hopes and dreams and will therefore be able to match your property to them with ease.
Q: Won’t an agent who also has a London office attract more buyers from outside the area? A: If someone is looking to move to your area, they will start their search online by typing in your location, not by walking into a London office. Local independent agents understand what makes the area desirable, (we live here too) and can tailor their marketing accordingly. This personal touch ensures your home reaches the right people, whether they are moving from around the corner or relocating from further afield.
