A Simple Checklist of Documents to Have Ready When Selling Your Home
Selling your home can feel much easier when you know you are prepared.
To help things run smoothly, we have put together a handy checklist of documents that are often needed during the sales process. While not every document listed below is legally required, having them ready can help avoid delays, answer buyer questions quickly, and keep everything moving once a sale is agreed. Being organised early on can also take some of the pressure off later.
Identification
You will need to complete ID checks for both your estate agent and your solicitor. This is a legal requirement. Biometric ID checks are becoming more common and may involve a small fee, depending on the provider.
Energy Performance Certificate (EPC)
An EPC is a legal requirement and shows how energy efficient your property is. At Wishart Estate Agents, we arrange the EPC as part of our service, so our clients do not need to worry about organising this separately.
Material Information
Homeowners and estate agents have a legal responsibility to disclose all material information about a property. Discovering important details partway through a transaction can be stressful and may cause delays.
We provide all our clients with a Property Information Questionnaire, which helps capture this information clearly and accurately. This integrates directly with our property listings through our software, ensuring buyers are properly informed from the start.
Recent boiler certificate
If your boiler has been serviced recently, having the certificate available can reassure buyers that the heating and hot water system is in good working order.
Gas safety certificate
If your property has gas appliances such as a boiler, fire, or gas hob, a gas safety certificate helps confirm that everything has been checked and is safe.
Building regulation certificates if applicable
If work has been carried out on the property, such as structural alterations or certain installations, you may need certificates showing the work complies with building regulations.
Planning permission documents if applicable
If you have extended or altered the property and planning permission was required, it is helpful to have these documents ready.
Guarantees and warranties
Any guarantees or warranties relating to work carried out on the property or installed items can be useful. This may include damp proofing, windows, roofing work, or appliances.
Electrical installation certificate
This confirms that electrical work or upgrades have been carried out safely and meet the required standards.
Leasehold information if applicable
If your property is leasehold, buyers will need details of the lease, service charges, and ground rent. Having this information available early can help avoid delays.
Title deeds
Title deeds confirm ownership of the property. At Wishart Estate Agents, we obtain the title deeds and plans directly from the Land Registry and can share these with clients if needed.
If you are selling on behalf of someone else, such as a deceased relative, we will need to see the legal document that gives you authority to act. Where there is more than one executor, we will require ID and signed terms from all parties.
Forms your solicitor will send after a sale is agreed
Once you accept an offer, your solicitor will send you a couple of important forms. It is worth being aware of these in advance:
Fittings and Contents Form (TA10), which confirms what items are included in the sale
Property Information Form (TA6), which covers boundaries, services, disputes, and other key details
