A Valuation That Reminded Me Why I Love This Job

Recently, I attended a valuation appointment that left me smiling for the rest of the day. The homeowner and I couldn't have been more different in many ways. We had different interests, different tastes and were at completely different stages of life. She has cats, I have dogs. We both agreed we'd collected far too much stuff over the years and both enjoy spending time in our gardens. Within minutes, we clicked. We chatted for ages. The conversation flowed naturally and we quickly found ourselves discussing much more than the property itself. As I drove away, I realised something. The appointment had made me happy, not because there might be a house to sell, but because I'd spent time with someone I genuinely connected with. That might sound like an unusual thing for an estate agent to say, but after more than twenty years in the industry, I've come to realise that the very best client relationships are built on something much deeper than property.

It's Not About Having Things In Common

Over the years, I've worked with people from every walk of life. Young families buying their first home. Retirees downsizing after decades in the same property. Business owners. Teachers. Farmers. Professionals. People navigating exciting new beginnings and people facing difficult life changes. The clients I've enjoyed working with most haven't necessarily shared my hobbies, interests or lifestyle. What they've shared are values. They value honest advice. They value communication. They value trust. They value expertise. And they value a service that reduces stress rather than adds to it.

The Fee Question

One of the most common questions we're asked is about fees. That's understandable. When comparing estate agents, many homeowners naturally start by looking at what each agent charges. For a long time, I believed transparency was enough. In fact, we openly publish our fees on our website, something very few estate agents choose to do. We explain exactly what we do and allow homeowners to decide whether we're the right fit. But over the last few years, I've realised something important. The real conversation isn't about what an estate agent charges. It's about what a homeowner receives. Because the value of an estate agent isn't found in a percentage fee. It's found in the quality of communication. The advice given when difficult decisions need to be made. The support offered when a chain becomes complicated. The experience that helps avoid costly mistakes. The reassurance that comes from knowing someone is looking after things on your behalf.

What Confidence Really Means

At Wishart Estate Agents, we often talk about giving our clients confidence. Not the confidence that comes from standing in front of a camera or posting on social media. The confidence that comes from experience. The confidence that comes from helping thousands of people move home. The confidence that comes from living and working in York, Tadcaster and the surrounding villages for many years. It's knowing the communities, the schools, the local businesses and the people. It's understanding what buyers are looking for and helping sellers make informed decisions. It's being able to guide clients through uncertainty because you've seen similar situations before. That's the type of confidence that helps people sleep better at night during what can often be a stressful process.

Finding The Right Fit

Perhaps the biggest lesson I've learned is that we don't need to be the right estate agent for everyone. There are many excellent agents serving different clients in different ways. What matters is finding the people who value what we value. When that happens, everything works better. The communication is stronger. The experience is more enjoyable. The relationship is built on trust. And ultimately, the results are better too. Choosing an estate agent isn't simply about choosing somebody to market a property. It's about choosing who you want alongside you during one of life's biggest transitions. And that's about much more than fees. It's about finding the right fit.
